The letting fee includes provision of all bedlinen (duvets & covers, pillows & slips, sheets), bath & hand towels, kitchen linen, gas and electricity. Where a discount is given for multiple continuous weeks of occupancy, laundering of bedlinen and towels during the let is the responsibility of the hirers (the property has a washing machine, tumble dryer, iron & ironing board). A starter supply of coffee, tea, sugar, toilet roll, washing up liquid, kitchen roll, etc is provided but should be replenished by yourself throughout your stay.  


Unless special prior arrangements have been confirmed, bookings run from 4 pm on the arrival day until 10 am on the day of departure.


Letting fees are for holiday let of the property irrespective of the number of guests up to a maximum of six, which may not be exceeded, except for baby in cot by prior arrangement. Should this condition be breached, the occupancy of the property may be terminated immediately without refund.


All Prices are in £ Sterling (GBP).


A deposit of £150 per week is required to confirm the booking; this deposit is non-refundable in the event of cancellation.


The balance of the letting fee must be received at least three months in advance of occupancy or along with the deposit at the time of booking if this is less than three months before the let commences. Payment may be made by sterling cheque issued by a UK bank or direct bank transfer (BACS/Internet, SWIFT/ IBAN details available on request).


The property must be left in a clean condition, as you would expect to find it, otherwise a supplementary cleaning charge may be raised.


Wi-Fi is offered on a complimentary, non-contractual basis, i.e. we accept no liability for non-availability for any reason. You must provide your own wireless-enabled laptop or iPhone/Smartphone/tablet etc, basic instructions are provided to pair this with the wireless router but we cannot offer any further technical assistance.


We regret we are unable to accept pets.


For safety and in consideration of future guests, smoking or vaping inside the accommodation is not permitted. Smoking or vaping is permissible in the outside patio/garden area; all traces of any smoking such as cigarette/cigar butts, pipe dottle etc. must be removed from patio/garden by the hirer by the end of occupancy.


In the event of circumstances beyond their control, (including but not limited to fire damage, flooding or interruption of power supplies) making the property unavailable, the proprietors reserve the right to offer alternative dates or to obtain a similar property on behalf of the hirer/s, however should this prove not to be possible or acceptable, the deposit plus rental paid will be refunded in full to the hirer and the hirer shall have no further claim against the proprietors.


Payment of the deposit and/or letting fee in confirmation of the booking will be deemed to be acceptance of these terms by the hirer/s.
